How To Handle, Find Pre-Foreclosures And Notices Of Default

A foreclosure begins with a Notice Of Default. It lets the owner know that they are in default on their loan payments and that the lending institution will begin foreclosure proceedings if the payments are not brought up to date.

The property owner can prevent all this by making all past due payments and the foreclosure process will stop. If the payment cannot be paid, the bank will foreclose on the property anywhere from 45 days to 6 months from the time the bank first sent out the notice of default.

You can usually find more information about notices of default as a public record in the county courthouse. You go to the courthouse and put together a list of homeowners who have received notices of default.

The next thing you want to do is try to locate and talk to the homeowners even if they are losing the house due to delinquent payments. Word of advice - you must be polite because you have to understand their position and be sincere about their situation.

It can be tough at times trying to communicate with someone who is about to lose their home but you have to understand everyone goes through a financial bind every now and then but you're trying to keep a home from being foreclosed. Also keep in mind, you're helping someone from having their credit ruined for years simply by speaking out about a delicate problem.

By speaking out you may be able to stop the foreclosure process by coming up with a creative deal or purchasing the house. Again, by speaking out to the owner may be a blessing to them and they may even thank you for taking the burden off their shoulders.

When you buy a home in the pre-foreclosure process, you're negotiating a deal directly with the owner. The owner generally wants to stop the foreclosure process by selling you the property and settling with the bank. You want to buy the home at a price that's low enough to make it worth purchasing but fair enough that the current owner can escape foreclosure.

One thing you must understand and do is to make sure you inspect the home. What can happen is the owner may not have the money for the mortgage payments and if thats the case they may not have the money for repairs and maintenance.

Web 2.0 Marketing: What on EARTH is Web 2.0?

To begin with, a definition. Web 2.0 describes where the internet is today. Presumably, there was an earlier version--the old days when things hadn't evolved past static web pages. Today the online world encompass an interactive, community driven series of platforms with limitless possibilities. Keep in mind that this article looks at Web 2.0 from a marketing and social perspective rather than from the technology side.

First let me define some Web 2.0 platforms:

1. Video: Metacafe, Google video, and Youtube.

2. Facebook

3. MySpace

4. Twitter

All of these sites are places where people can interact and socialize with others. But the real beauty of these sites (and other web 2.0 platforms of which there are many) is that people can share opinions, hear 'insider information' from one another, and interact in a more "real world" environment...similar to the offline world.

Web 2.0 adds personality and relationship to the internet. It takes technology to the next level and is based on the inherent understanding that people want relationships.

Take for instance online commerce. A static corporate or ecommerce website does little to build trust, whereas a website with a video and place for customer/reader feedback is transformed into an interactive site where trust is built quickly and easily...with the result being that sales increase dramatically (if of course the video is done well).

How and why does this work?

The answer is fairly obvious. People like human interaction and relationships in general; however, there's another reason. On the internet, people are looking for information, not to be sold. In the off-line world we are continually bombarded with over-the-top marketing/advertising. When people use the internet, they're typically in another mindset. They're looking for VALUE, good content and opinions from people they can trust. Web 2.0 offers an effective and satisfying solution.

Israeli troops invade Gaza


An Israeli soldier, is at its armored personnel carriers on the southern border of the Gaza Strip. Peace officer announced Wednesday a breakthrough in efforts to contain the conflict from Gaza to Israel to warm up a Franco-Egyptian initiative and Russia for a diplomatic solution in the talks with Hamas.
Israel tentatively welcomed a proposal Wednesday from Egypt and France for a Gaza cease-fire and briefly halted its offensive to allow aid to reach civilians, but also gave the military a green light to press ahead with its assault on Hamas. Egyptian-French ceasefire proposal for Gaza as long as such a deal guarantees a halt to militant rockets and weapons smuggling, in a possible sign that a bloody 12-day offensive could be winding down.

Gaza fighting rages

"Men of honor" - true to life story


"Men of honor" - true story about a proud and persistent black navy diver (fabulous Cuba Gooding Jr.) is definitely a great movie that both touches and entertains it is actually quite inspirational and is probably the best human-interest story, unquestionably a man of great courage and principle, and his strength of character shines through brightly in this film.
Unfortunately, director George Tillman has tunnel vision in presenting the characters and eschews character development of various characters other than Brashear in favor of showing Brashear in a constant state of adversity. Billy Sunday (Robert De Niro) is a central figure, and except for the initial scene, the fistfight and a couple of scenes with his wife, we don't know much about him. For instance, Brashear sees the scars on Sunday's palms and we are to assume that he worked a plow, but there is no follow-up on that point. Mr. Pappy (Hal Holbrook) gets only one short scene by which we can judge him. The rest of his screen time shows him pacing around and ranting. If a director is going to make a human-interest story, he needs to humanize the characters.
I rated it a 7/10. I'm a sucker for underdog stories and I have a fondness for stories where strength of character is the central theme. This film is particularly strong in both areas and brings us two memorable acting performances that compensate for some of the director's shortcomings.
